In order to sit for the Florida real estate exam, you must be 18 years of age or older and have at least a high school diploma or GED. Those looking to obtain their broker’s license must also have held an active sales associate license for at least two of the last five years. You’re not required to be a resident of Florida in order to take its real estate exam.
Real estate sales associates must complete 63 hours of pre-licensing education before they can take the test. The exam covers the basic laws and procedures you need to be aware of when selling real estate in Florida. You must pass your pre-licensing course final exam with a 70 percent or better in order to receive your completion certificate. These education hours are good for two years. If you haven’t passed your real estate exam by then, you will need to retake the pre-licensing course.
Real estate brokers have a similar requirement, though their pre-licensing courses are 72 hours and focus on aspects of maintaining a brokerage that is not applicable to sales associates. Like the sales associate pre-licensing courses, your broker pre-licensing education credits are good for two years from the date of course completion.
Once you’ve fulfilled the requirements in order to sit for the exam, you can fill out your application and submit it to the Florida Real Estate Commission. You must include a copy of your pre-licensing course certificate to prove that you’ve completed the required education hours. You must also submit a copy of your electronic fingerprints and the exam fee. It’s $89 for real estate sales associates and $97 for brokers.
It takes anywhere from 10 to 30 days for your application to be reviewed. Once it’s approved, you’ll be given a notice to schedule. You can take the test as many times as you need to during your two-year testing window. If you don’t pass the test in this time, you must retake your pre-licensing course and submit a new application to the Florida Real Estate Commission.
You will only be required to sit for the 40-question Florida laws section of the state exam if you already hold a license from a state with a mutual recognition agreement with Florida.

The Florida real estate exam is composed of 100 multiple-choice questions that you must answer in three and a half hours. You must score 75 or better in order to pass the test.
